The AirCover Trap. Airbnb's April 2026 updates to its damage policy introduced stricter evidence standards, meaning claims can now be denied if documentation is inadequate or unverifiable. Most self-managing hosts have no documentation protocol whatsoever. Knowing what to capture, when, and how to file makes the difference between a covered claim and an expensive lesson.

The Guest Who Didn't Read Anything. Since Airbnb removed the prior review requirement in 2025, first-time guests who don't understand STR norms are booking more frequently. They leave the front door unlocked, run the AC at 60 degrees, and then leave a three-star review because checkout was confusing.
